Terms of Use

Roomzie is a roommate compatibility matching platform that connects students, young professionals, and interns with compatible housemates within the same property. Property managers use Roomzie to facilitate tenant matching and improve occupancy outcomes.

To use the Platform, you must:

• Be at least 16 years of age
• Provide accurate and complete registration information
• Have received a valid invite code from a participating property manager or institution
• Not be prohibited from using the Platform under applicable law

By registering, you confirm that all information you provide is truthful, accurate, and up to date. We reserve the right to suspend accounts where information is found to be false.

When you create an account, you agree to:

• Keep your login credentials confidential and not share them with others
• Notify us immediately at hello@roomziee.com if you suspect unauthorised access
• Accept responsibility for all activity that occurs under your account
• Not create multiple accounts or impersonate another person

Roomzie accounts are personal and non-transferable. Student accounts are linked to a specific property via invite code.

Access to the matching features of Roomzie requires a valid invite code issued by a property manager. By using an invite code, you acknowledge:

• Each invite code is property-specific and grants access only to matching within that property
• Sharing, reselling, or misusing an invite code is a violation of these Terms
• Invite codes may have expiry dates and usage limits set by the property manager
• Roomzie is not responsible if an invite code is invalid, expired, or revoked

You may use the Platform solely for lawful personal use to find compatible roommates. You agree not to:

• Use the Platform for commercial purposes without written permission from Roomzie
• Harass, threaten, or discriminate against other users based on race, gender, religion, nationality, sexual orientation, or disability
• Post false, misleading, or fraudulent information on your profile
• Collect or harvest other users' personal information without consent
• Attempt to reverse-engineer, scrape, or exploit the Platform's code or data
• Upload content that infringes third-party intellectual property rights
• Upload malicious code, viruses, or any software intended to disrupt the Platform
• Attempt to gain unauthorised access to other accounts or backend systems
• Use the Platform in any way that violates applicable laws or regulations

You may upload photos, write a bio, and provide lifestyle information on the Platform. By submitting this content, you:

• Grant Roomzie a non-exclusive, royalty-free licence to display your content to other users within the same property for the purpose of roommate matching
• Represent that you own or have the right to use all content you upload
• Agree that Roomzie may remove any content that violates these Terms without prior notice

Roomzie does not claim ownership of your content. You retain all rights to your personal information and photos.

Property managers who register on the Platform additionally agree to:

• Only invite legitimate prospective tenants to their properties
• Provide accurate property information including address, availability, and pricing
• Not use the Platform to collect tenant data for purposes beyond facilitating roommate matching and leasing
• Pay the agreed per-lease fee when a lease is facilitated through Roomzie
• Not share or resell access to the admin dashboard or invite codes with third parties

You must not post or share any content that:

• Is sexually explicit, obscene, or pornographic
• Contains hate speech, threats, or incitement to violence
• Defames, harasses, or violates the privacy of any person
• Promotes illegal activity including drug use, fraud, or violence
• Contains personal information of others without their consent

Roomzie reserves the right to suspend, restrict, or permanently terminate your account at our discretion, including but not limited to cases where:

• You violate any provision of these Terms
• We receive credible reports of harassment or abuse directed at other users
• You provide false or misleading information in your profile
• We are required to do so by law or a valid legal order

Upon termination, your right to use the Platform ceases immediately. You may request deletion of your data as described in our Privacy Policy.

The Platform is provided "as is" and "as available" without warranties of any kind, either express or implied. Roomzie does not warrant that:

• The Platform will be error-free, uninterrupted, or secure at all times
• Any compatibility scores or match suggestions will result in successful living arrangements
• Any property listed on the Platform is accurate, available, or suitable

Roomzie is a matching tool. We are not a party to any lease agreement and accept no responsibility for the outcome of any tenancy.

To the fullest extent permitted by applicable law, Roomzie shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from:

• Your use of or inability to use the Platform
• Disputes, conflicts, or damages arising between matched roommates
• Any property-related issues, lease disputes, or tenancy problems
• Loss of data, unauthorised access, or security breaches outside our reasonable control

These Terms are governed by the laws of the State of Ohio, United States. Any disputes arising from these Terms or your use of the Platform shall first be attempted to be resolved through informal negotiation. If unresolved within 30 days, disputes shall be submitted to binding arbitration in accordance with the American Arbitration Association rules.

Class action lawsuits and class arbitrations are waived to the extent permitted by applicable law.

Roomzie reserves the right to update these Terms at any time. We will notify registered users of material changes via email to the address on file. Your continued use of the Platform after changes are posted constitutes your acceptance of the revised Terms.
